A lot of 1980s to 2000s construction, engineered floors, laminate counters and fibreglass shower surrounds. Fewer lead-paint constraints, and more homes with a heat pump and a filter that nobody has changed.

Beaverton is our second-largest route, and the housing stock is genuinely different from inner Portland. Newer builds, more carpet, more sealed surfaces, and water that is measurably harder in parts of the west side.

What actually goes wrong here
Hard water and fibreglass. Scale builds fast on glass shower doors here, and fibreglass surrounds scratch under the abrasives people reach for. We use the citric and lactic descaler with dwell time instead, and we will show you the difference on one panel before doing the rest.
